The center of Shenyang consists of five major districts. Heping District is the downtown part of Shenyang and contains the Computer Street market – the place to go for great computers and accessories shopping. Shenhe District in the centre of town has enormous shopping centers for fantastic clothes and great restaurants for dining out. Huanggu District is the uptown area and home to the large beautiful Beiling Park. The last two districts are Dadong and Tiexi, which are both a little further away from the city center, but offer newer apartment blocks with cheaper rental fees. Heping and Shenhe districts are the most expensive areas to rent a flat due to the fact that they are the main commercial districts. All the five districts have accessible bus, taxi and train transportation. There are several more districts outside the center of Shenyang, which have much cheaper flats to rent, but your travelling time will be much longer into the city center.

Flat Hunting in Shenyang - Types of Flats
There are various types of flats are available in Shenyang so you should have plenty to chose from. If you don’t have any furniture yourself it shouldn’t be a problem, furnished flats are fairly common. Most new flats will have fairly new furniture in good condition, however some of the older pads may be furnished with a more “vintage” feel. In terms of size, again, the range is fairly large. Studio flats are typically 40 - 50 sq m in size, while one bedroom flats are usually range from 60 - 100 sq m. If you are after a two bedroom pad, the you’ll be looking for an area of about 120 - 140 sq m. And three bedroom flats should provide you with 150 - 180 sq m of space to lounge around in.

Your rent is going to be largely determined by your budget and the area to choose to set up home in. Most flats range from 1200 RMB to 3000 RMB – the size of the flat and the location affects the price. Chinese rental contracts are very simply written, but if you cannot read Chinese it is better to get a Chinese friend to read it over for you to make sure everything is in order. The contract will list the length of the lease. Usually, the contract will last one year, but there are some landlords that will accept a six months lease. You will need to pay a one month security deposit in case you break or destroy anything in the flat – if you rent for shorter periods of time your deposit may be higher. In addition you may have to pay anything from 3 months to 12 months rent in advance along with the deposit; this is standard practice in China.
